Contract Management will differ for buyers and listings, but here are the basic steps we take to support:
Organize a single Binding Contract document
Identify missing contract and compliance elements
Create a Reminder of Important Dates PDF with contact information for agents, attorney, lender
Send Google Calendar invites to agent and clients for important contract dates
Send introductory emails with contract and important dates to client, attorney (if applicable), lender, cooperating agent
Submit contract details to Broker, if applicable
Gather missing contract and compliance elements
Schedule inspection, when necessary
Send Earnest Money proof to lender and coop agent
Confirm inspection with coop agent, buyer and agent
Pass access instructions to inspector
Send emails acknowledging end of Due Diligence and outlining next steps to attorney, lender, buyer, coop agent
Deliver all signed amendments to attorney and lender
Shepherd Commission Agreement
Request utility information from listing agent
Track buyer’s financing and appraisal process with an eye on deadlines
Notify agent of any possible issues before contingencies expire
Notify coop agent when home has appraised
Schedule walk thru and confirm times with all parties
Deliver Commission Agreement and Disbursement Authorization to attorney
Inform client of closing time, location, what to bring, how to get wiring instructions safely
If mail away closing, facilitate communication between client and attorney
Ensure file is Broker Approved and address any compliance issues
Ensure contract deliverables (repairs, warranties, etc.) have been received
Gather relevant receipts/invoices from coop agent
Check with lender to ensure that CD acknowledgement was signed in time
Request preliminary settlement statement from attorney
Review settlement statement for correct commission
Confirm wired funds have been received by attorney
Submit FMLS 118 after closing
